Orlando Sellers Need Realtors

Last year, sellers could sell their Orlando home by sticking a for sale sign in the front yard and having a sale within 2 weeks. Not in todays market, using realtors to market, negotiate, and sell homes is on the rise, and FSBO are becoming rare. With a cooling market and 10 month inventory back log of homes, more sellers are turning to realtors. The evidence is visible in the shift of the realtor database called MLS. Last 6 months of 2005 59.4% of the homes on the market were available in this database, and now first 6 months of 2006 84.9% are available through the database. Some real estate office offer al carte services, such as just paying for listing in the MLS, with the rise in MLS inventory is creating more of a demand for "Full Service". Beverly Pinding, president of Orlando Regional Realtor Association, states sellers are holding out for 2005 prices in 2006 market. This is one of the biggest dangers for home sellers to go it alone in downturning market. Courtesy of Orlando Sentinel 10/9/06.
